CONSTRUCTION MANAGER AT RISK SERVICES

Our team has over 40 years of combined experience delivering projects successfully as a Construction Manager.  Our dedication to the client and their projects is evident from the conceptual stages through the warranty phase and beyond.

PRECONSTRUCTION PHASE

During the Preconstruction Phase of our projects, our experience helps to guide the project with in-depth constructibility reviews, early-stage budgeting, building life-cycle analysis, and material selection reviews.  We view the Preconstruction Phase as the time to build a proper foundation for any project and ensure that the client’s vision is made into reality.

As the Design Development continues, Mountain Town Constructors will fully develop the project estimate and begin to qualify and select the proper team of subcontractors and vendors.  Each project is unique and it is our philosophy that each project team should be selected based on the requirements for that project and each company’s skillset and experience.  Our selection process is extensive and thorough and involves in-depth conversations about what each company can bring to the team regarding availability & staffing for the project, maintaining the project schedule, experience working in the mountains, and their experience with the components and building type for that specific project.

In parallel with the selection process, Mountain Town builds a full estimate that is specific to each project.  We never rely solely on subcontractor quotes in our estimating and vet each subcontractor proposal for thoroughness, compliance with the specifications and building program, and appropriate quantities.  Building our own estimate for each trade to compare against subcontractor proposals helps to ensure that the project isn’t caught with scope gaps once building commences.

CONSTRUCTION PHASE

Our team at Mountain Town Constructors has been in construction since the mid-1990s and we have seen a lot of change over that time.  One thing that has not changed however is the fact that once construction begins the process remains dynamic.  Our team understands this and has the experience to work in this dynamic environment to overcome challenges on a daily basis.  We never put our projects on “autopilot”, hoping they will just run smoothly.  We are actively engaged in our projects every day, and our ownership directly oversees each project.  This allows us to efficiently communicate issues to the team as they arise, and to quickly develop an appropriate resolution so the project remains on track and on budget.
